According to the Karnataka Land Reforms Ordinance, 2020, an amendment was carried out to the Karnataka Land Reforms Act, 1961, wherein Sections 79A and 79B were omitted and thus allowed any resident citizen of India to own agricultural land in Karnataka. While. Non-Resident Indians (NRIs) are not permitted to buy agricultural land in India.

Yes. According to the Karnataka Land Revenue Act, farmhouses may be constructed on agricultural land that does not exceed 10% of the total landholding.

We will be planting Teak trees, Coconut trees and various fruit plantations for each plot. A detailed list will be provided at the time of agreement.

There will be site demarcation of all four corners with stones and individual plots will get plantations on the boundary at their respective plots.

We will be maintaining the common amenities area by ourselves or appoint a farm management company to manage the common areas of the project along with the management of the clubhouse in the best interest of the overall project.

 We are proposing a one time advance maintenance of Rs. 1,50,000/- per plot to maintain the monthly maintenance. This corpus will be pooled into a common maintenance corpus fund and the interest income should be sufficient to cover for monthly maintenance. The amount is refundable to the owner at the time of resale after obtaining the NOC from the association.

The common areas and clubhouse will be retained by the SAI group and also will retain all the original title deeds of the property.

Chikkaballapur has multiple lakes, ponds and the underground water table is quite good helping the farmers to grow flower plantations, grapes and other seasonal crops. We have a big pond right next to our property as shown in the master plan and also 2 borewells to support our project.

We will be providing a water connection to each plot from which the Drip line can be taken by the client to do the farming and maintain the plants in the plot.

Post sale deed registration we will be facilitating to apply for power connection.

Yes. To minimize the maintenance cost we will be opening the membership to outsiders too.

Yes. But the tenants will pay usage fees to use the clubhouse and the common amenities.

The promoter company name is Sai Akshaya Ventures situated in Bangalore. The promoters have completed multiple projects and currently about 100+ acres of plotted projects are on the cards in North Bengaluru.
